A convenient beach base, rather than a private residence
Saikaew Villa is listed by Agoda at 58–59 Moo 4 in the Sai Kaew area of Koh Samet. The name can easily suggest a private holiday residence, but the accommodation listing describes several ordinary room categories. That is the first distinction to understand. Its main appeal is the position near the beach and local services, not a promise that each booking supplies a detached villa with a private pool or exclusive grounds.
An Agoda guest who had stayed before describes convenient access to the beach, shops, bars and restaurants, alongside useful air conditioning and a straightforward shower. A Traveloka guest also values cleanliness and proximity to the shore. These are reasons to consider it as a practical base for Sai Kaew. They do not establish that every room has the same equipment, view or condition, and the category list shows why those differences matter.
Fan and air conditioning are separate products
The current Agoda room listing includes a Deluxe Room with Fan at 15 square metres and a Deluxe Room with Air-Conditioning at 18 square metres. It also shows a Superior category at 20 square metres with a garden view, air conditioning, a refrigerator and a balcony or terrace among the listed features. These are platform descriptions for particular categories, rather than benefits that should be attached automatically to anything called deluxe.
That makes the cooling arrangement a substantive booking decision. A positive guest comment about air conditioning cannot be used as evidence that a fan category offers it. The same applies to the outside space: the balcony or terrace shown with a Superior listing should not become an unqualified description of all rooms. For a simple beach stay, differences in cooling and usable room space may affect comfort more than the broad villa name.
The listings also demonstrate why a maximum occupancy figure is not a description of spaciousness. A category allowing an additional person can still have modest floor area and limited room for bags. Couples who expect to use the room mostly at night may assess that differently from friends sharing through several afternoons. The relevant comparison is the actual sleeping and living arrangement described for the category, rather than an assumption that a higher guest allowance means a larger room.

Keep the guest evidence attached to the right property
Several similarly named places appear in searches around Sai Kaew. Saikaew Villa 65 and Saikaew Boutique Hotel have their own listings and should not be merged into this review. A complaint about a room at Villa 65 is not evidence about the room sold here. The Agoda address and hotel identity provide the necessary anchor when comparing beach location and guest comments.
Tripadvisor’s Saikaew Villa material includes an older account warning about sound near Ploy Bar while valuing the location. The date of the indexed excerpt was not established, so it should not be treated as a fresh report of current evening conditions. Its limited value is to remind a visitor that proximity to bars and restaurants can be both a convenience and a source of activity nearby. It does not establish one noise level for every room.
A stay proportionate to the accommodation
Saikaew Villa is most convincing for someone who wants a basic room near the beach and plans to use the surrounding food and services. The positive guest comments support that location-led case. They provide less reason to select the property for a luxurious interior or a substantial resort programme, neither of which follows from the room types listed.
The practical choice is therefore unusually clear: distinguish the fan category from air-conditioned accommodation, compare the actual space and outside area, and keep the exact property identity in view. Its proximity to Sai Kaew can make a short island stay convenient without needing to exaggerate the room product. The property is worth considering on those terms, with current room-level information carrying more weight than broad assumptions about what a villa should contain.
